		<description>With a furnished flat the real issues normally come up when you move out and all the landlord's items need to be separated from your own.
Make sure there is a comprehensive list of what is included in the furnishings... and accurate descriptions - both of the actual items and of their respective conditions.
Check if there is a price list for breakages. If there is not, ask if breakages are on a replacement basis, or if they are covered under some insurance policy.
Apart from that, enjoy your furnished flat... knowing any items which stop working (like the TV) will generally be replaced or repaired by the landlord, unless specific items are excluded from this in the tenancy agreement...</description>

There will likely (or at least should be) a walk through form, sometimes called an Exibit A, that lists all the furniture that will be on "loan" to you during the lease (if it is a lease, you don't mention that.)  Be sure to check the furniture, make note of any marks on it.  Check all appliances and all drawers to be sure that they work properly or open correctly.  Check underneath the cushions of couches, etc.  You need to be detailed, because any marking that you don't list that is there, they can hold you responsible for when you move out.</description>
