I am moving and I wanted to know the etiquette on getting my deposit back?

I am planning on moving and at the house I am currently living we had paid a $400 dollar pet deposit plus the security deposit of $550. Okay there is some damage to the house but not alot at all. The house is in good condition and the only thing that really needs to be replaced is a window that cracked during the winter. So my question is how do I go about getting some of my deposit back? Do I need to wait until after I move out and they review the house? How does this work?

  1. you need to clean the place after you move and take lots of pictures of the condition of the place after you move out

    after you move, the landlord will have about 30 days to return your security deposit minus any damage to the place, this is why you need to take pictures if you disagree with the deductions you will have to sue in small claims

  2. Most pet deposits are non refundable, check your lease. Talk to the landlord, most times it is after you move out and they can assess the condition of the property. Have the carpets professionally cleaned, and do as much to clean the house and you will get more of your deposit back. They like to charge you to clean the bathrooms, kitchen, etc.

    The procedure for recovering your deposits should be outlined in your lease. It sounds like the landlord will use a portion (if not all) of the pet deposit to cover “cleaning” expenses. If you can do this work, it might reduce this deduction, but I would inform the landlord that you are going to do a very thorough cleaning.
    Do you have pictures of the condition of the property when you moved in? If so, dig these up because if there was preexisting damage, you don’t want to be charged for its repair. After the clean-up, take lots of pictures and keep your receipts for any supplies or equipment rental. Also check local laws, in several states, the landlord must also pay the tenant interest on the security deposit.

  4. first send them CMRRR advising them in writing and signed of your intention to terminate the leasing agreement….Typically with a pet deposit…1./2 of the deposit is non-refundable as THEY NOT U will pay for shampooing, deordorizing and defleaing…even if u pay for this they will charge u anyway (per typical leasing agreement)

    Ask for a final walk thru after all your belongings are moved out and the place is clean..this will give u one final opportunity to clean up if u do not pass their inspection…and remember things get pricey

    example….light bulb needs replacing $5
    cleaning ceiling fan blades $3 per blade
